Commercial property foreclosure filings in the Dallas-Fort Worth area jumped by more than a quarter in 2009.

But foreclosures of commercial real estate still account for less than 5 percent of total filings in the four-county area.

During 2009, lenders posted 2,431 commercial properties for forced sale, including offices, warehouses, shopping centers and land, according to a report released Monday by Foreclosure Listing Service. That's up from just over 1,900 commercial foreclosure postings in 2008, the Addison-based research firm found.

"In 2009, foreclosure postings of commercial real estate climbed at a slightly steeper pace than residential postings," Foreclosure Listing Service CEO George Roddy said in the report, "although there have been many more postings of homes than of commercial properties."

More than 61,000 D-FW area home foreclosure filings were recorded this year – an all-time high.

Commercial mortgage defaults here are still significantly lower than in the last big real estate market shakeout in the late 1980s and early 1990s.

"It's probably about 20 percent of what it was in the peak year of 1989, when we had more than 7,000 postings," Roddy said. "We are not close to that at this point."

But the numbers in the current cycle are definitely climbing.

"We have begun to see the economy's impact on the commercial sector in 2009," Roddy said. "And I expect postings of commercial properties to remain at this level or even higher throughout 2010."

The biggest rise in commercial foreclosure filings in 2009 was in postings for office buildings, which were up 121 percent, and retail buildings, up 90 percent.

Foreclosure filings for commercial land increased 71 percent compared with 2008.

The largest increase in commercial foreclosure filings was in Denton County, where postings more than doubled. Tarrant County saw a 2 percent decline in commercial foreclosure postings.

Not all properties posted for foreclosure auction are actually sold by the lender.

In many cases, the borrower works out new mortgage terms or the transaction is delayed by negotiations or bankruptcy.

James Alfred Wight went on to graduate Glasgow Veterinary College in 1939 and he was only twenty-three years old at the time. Wight decided to go to work for a rural practice that was located in Thirsk, Yorkshire. Wight had aspirations to write a book for many years. But with the responsibilities of both his practice and his family it just did not emerge until a good while later. Finally at the age of 50 in 1966 Wight made several attempts at writing and was getting rejected in the beginning.

Wight got a book published in 1969 in the United Kingdom which was called If Only They Could Talk. But sales were way sluggish so Tom McCormack of St. Martin’s Press in New York took If Only They Could Talk and combined the two books into one single volume that was distributed in the United States under the title of All Creatures Great and Small. All Creatures Great and Small proved to be a gigantic success for James Herriot aka James Alfred Wight. All Creatures Great and Small would go on to evolve into four additional sequels and be made into a major motion picture and TV movie. He would go on to author many other books too. James Alfred Wight died at his home on February 23, 1995.

Among the fictional famous veterinarians without doubt one of the most famous is Dr. Doolittle. Dr. John Doolittle is the central character in the very famous series of children’s books created by author Hugh Lofting. Though Dr. Doolittle is a people doctor he chooses to treat animal patients instead. Dr. Doolittle has the rare talent of talking to the animals and they communicate back with him.

Luxury Apartments Fort Worth Guide

Howdy future neighbor,

This is my personal review regarding the Fort Worth luxury apartments I live in. I actually have a small business in my residence, it's computer/Internet operated only of course.

I do know how hard it is to find a true luxury apartment in Fort Worth. I was born downtown Fort Worth in the Harris Hospital nearly 50 years ago. I know a little bit about Fort Worth.

You look for answers in the apartment rating reviews, but honestly you know that most of those sites are skewed by competition.

I nearly drove myself crazy trying to decide what was real and what was not. A frustrating experience to say the least.

I live at The Residences of Museum Place (ROMP) pictured below, a very unique apartment complex built right next door to the World Famous Kimbell Art Museum. Its architecture is a work of art in itself.

I avoid apartment complexes that have a giant billboard plastered across the complex reading "Luxury Apartments For Rent".

There are no other apartment complexes in Fort Worth that have the artistic look, luxury amenities and extreme construction quality that these luxury apartments have. Not to mention the ultimate location.

Best of all, you have the Modern Art and the Amon Carter Museum at your fingertips. There are 5 World Class Museums all together within two minutes of my door. I love this place!

The Residences Of Museum Place only has 40 units total. Most of the tenants are either doctors, lawyers, medical students, home/office business people or retirees.

Before I run everyday I actually warm up and stretch out in front of Kimbell's majestic infinity pool that you see above. Talk about being inspired to exercise. Remember, I don't drive here. I simply walk across the street from my apartment. The convenience keeps me committed to my routine.

I have lived here over 2 years now and I can't imagine ever moving away. The ROMP staff have me spoiled. The manager Jeremy Crawford is extraordinary. He has a fantastic maintenance and carpentry staff that work relentlessly to keep this place top notch.

I have had personal contact with the owners who are extremely nice and have been very helpful to me. I am very grateful.

The ROMP owners actually own the company that provides my Internet access. I could go with cable but I have a direct DSL line through them that is the best Internet service I have ever had. They are dedicated to up time, big time. I've had their service for over 2 years so I know it works well. My income depends on it. My Eating depends on it. The company name is Belwave.

Arlington's tap water is the cleanest among the nation's big cities, according to a study by a Washington, D.C.-based environmental advocacy group.

The Environmental Working Group calculations released this weekend were based on testing conducted since 2004 that found 316 pollutants in U.S. drinking water systems. The rankings that put Arlington No. 1 took into account numbers and percentage of chemicals found in tap water and levels of pollutants compared to legal limits and national averages.

Fort Worth finished third on the list, and Dallas was 12th. Plano was ranked 50th out of the 100 systems, and Houston was the sixth-worst among cities with populations of 250,000 and up, according to the study.

"Arlington has always been proud of its drinking water," said Julie Hunt, the city's water utilities director. "Hearing this is affirmation of the hard work."

She said she's not aware of any other system that ranks water utilities this way or combines data from so many sources. Hunt said she would need to study the research more before she could comment on how the data was analyzed.

Jane Houlihan, senior vice president for research at the Environmental Working Group, said this is a one-of-a-kind database, and that's why the organization tackled this project.

"We wanted to do it because the federal government doesn't," she said. "There is a huge need for a national look at tap water quality."

The ratings, however, are not comprehensive. The Environmental Working Group did not have sufficient data to include seven large city water supplies, including San Francisco, Detroit and Washington, D.C.

The study concludes that much more needs to be done nationwide to provide cleaner drinking water. It notes that the U.S. Environmental Protection Agency has enforceable tap water safety standards for a little more than one-third of the 316 pollutants found in the testing.

This new study also seeks to go beyond the mandatory Consumer Confidence Report issued by water utilities. The researchers created a separate "Health Limit" category that is often well below the legal limits for individual contaminants. That category is based on 13 criteria from the EPA, U.S. Geological Survey and California Office of Environmental Health Hazard Assessment.

Charles Stringer, Dallas Water Utilities assistant director, said he wasn't sure how much weight to give to the health limit category created by the Environmental Working Group. He said the "jury is pretty much still out" on the effects of exposure to minute levels of some of those chemicals.

"The only thing we can go by is the MCL [the federal government's maximum contaminant level], and we try to stay as far below that as we possibly can," he said.

Despite questions about the methodology, Stringer said he's happy that Dallas finished near the top.

The study points out what the Environmental Working Group sees as some of the cracks in the tap water system. Houlihan said governments spend 19 times as much on chemicals to treat source water as they do protecting it and keeping it clean. The news was not all bad, though.

"We also found many utilities that are doing an admirable job protecting their reservoirs and treating water to levels that are safe to drink," Houlihan said.

One example, she said, is Boston's reservoir, which is mostly surrounded by forestland. The forest keeps sources of pollutants away from the city's drinking water supply.

Hunt said she enthusiastically agrees with the need to protect source water. She said the Tarrant Regional Water District, a supplier for Arlington and Fort Worth, does a good job with its reservoirs. The city is also working on a Lake Arlington master plan that will address ways to protect that water from pollution.

Arlington also has been progressive in its use of technology, Hunt said. It started using ozone in its water treatment process a decade ago, which allows it to reduce the use of chlorine. The city also uses biological filters in which micro-organisms are used to eliminate pollutants.

Stringer said Dallas also starts with clean water from its reservoirs, which gives it an advantage. According to the study, a large majority of contaminants found in Dallas water could be byproducts of the water processing and distribution process.

By 2012, Stringer said Dallas expects to upgrade its water treatment systems to include biological filters.

"This will allow us to drop our levels of organics [particles] to an even lower number and actually may even remove it," he said.

On the other end, there are water systems that are starting with polluted water, and many of those chemicals remain even after it's treated.

"People are drinking mixtures of contaminants with every glass of water," Houlihan said about some water systems. "We really found a wide range of water quality across the country."

There need to be tougher federal rules, she said, but also residents in some areas should consider getting water filters.

This is the second time in less than two years Arlington's water system attracted national attention. In March 2008, The Associated Pressreleased the results of a five-month investigation that found that Arlington's water – as well as many other water supplies nationwide – contained trace amounts of a pharmaceutical. The city is participating in research to determine if biological filters can screen out drugs and certain other contaminants.

The chemical in Arlington's tap water was later identified as the anti-anxiety drug meprobamate. The AP investigation found traces of pharmaceuticals in the water of at least 41 million U.S. residents. The stories said there were no definitive findings about health risks, but some scientists were concerned about long-term exposure.
